In North Carolina, the three richest communities are as follows:

  1. Biltmore Forest
  2. Grandfather Village
  3. Governors Club, which is a private, luxury community Chapel Hill

It's important to note that Forbes quoted the latest census data that shows each of these cities have well under 1,000 homes. The average household income was also listed as more than $250,000. That's why you don't see the major metros, like Charlotte and Raleigh, on the list.

In South Carolina, we're looking at three luxurious, vacation centers at the top of the list.

  1. Kiawah Island
  2. Sullivan's Island
  3. DeBordieu Colony

The average household income at the top of the list was $366,000.

To explain how Forbes came up with the list, researchers compared each city by household incomes, home values and the amount of property taxes people are paying in those areas.
