Over 1,000 new residents expected as 'Midtown at BullStreet' nears completion

At a meeting Monday afternoon, Kevin Connelly, the project’s owner and developer, shared updates on the progress of the residential development.

COLUMBIA, S.C. — Columbia's Bull Street district is set to see a major new development, bringing more than 700 housing units to the area. 

The project, called ‘Midtown at BullStreet,’ looks to provide a variety of housing options, including what’s known as “attainable housing.”

At a meeting Monday afternoon, Kevin Connelly, the project’s owner and developer, shared updates on the progress of the residential development. Connelly, also runs Connelly Builders and Connelly Development, said work on the housing portion of the project is nearing completion.

“The total development cost is $27,000,323,” Connelly told the committee. “While some delays have pushed back our timeline, we expect the townhomes to be ready by late December this year, and the apartment units in the larger building should be completed by late April of 2025.”

Once finished, the Midtown development will house over 1,000 residents across various units. The community will offer several amenities, including a community room, exercise facility, library, computer center, playground, and a gazebo.

Connelly is confident the demand for these units will be high. “The property will fill up very quickly. Typically, whenever we go to market with a community like this, it’ll lease up in three months,” he said.

The project’s focus is on creating a mix of housing types, catering to a variety of needs. In addition to affordable rental options, the development will include for-sale townhomes and senior housing. Connelly emphasized that the goal is to provide housing that is more affordable than some other developments in the area.

“There’s a real need for housing in this community, and not just any housing, but a variety of types that can meet different needs,” Connelly said.

Plans for the future of the Bull Street district include the addition of student housing, further expanding options for residents in the growing area.
