COLUMBIA, S.C. — Monday evening, residents in Richland County attended a town hall meeting to hear straight from developers what projects they're eyeing in the community.
The meeting put developers front and center to explain their proposals to residents in the surrounding community.
Here is a list of the properties discussed:
- N/S Wessinger Road – Proposed rezone from Light Industrial (LI) to Residential Two (R2)
- 1626 Horseshoe Drive – Developer seeks to rezone from Institutional (INS) to Residential Six (R6)
- 2336 Hardscrabble Road – Developers want to rezone from Heavy Industrial (HI) to Residential Two (R2)
- S/E Rabon Road – developers want to rezone from Residential Three (R3) to Residential Five (R5)
The property proposed at Wessinger Road would be directly across from a recycling plant. The developer hopes to build 25 homes with a buffer of trees to cut down on disturbance.
Resident Vivian Tubard attended the meeting with more questions about the Wessinger Road proposal.
"We pride ourselves on being around here because you're first, second, third, or fourth generations of families that have lived in this area forever, and many of us own the property around here. So we want to do our best to try and protect the environment and protect the trees," Tubard explained.
The next property discussed at Horseshoe Drive will become either a duplex or triplex and will go before Richland County Council for final approval soon.
The third property at Hard Scrabble Road is being proposed as a residential neighborhood with homes ranging from 3-5 bedrooms, each having a 53-foot lot with homes around 1,800 square feet. The developer did not specify how many homes they plan to build.
The final property proposed was a group of townhomes on Rabon Road. The developer is planning around 77 townhome units.
The Wessinger Road and Horseshoe Drive properties are scheduled to go before the Richland County Council for review on Tuesday, May 21. The planning commission must review the other projects before being taken before the Richland County Council for a vote.
