ORANGEBURG COUNTY, S.C. — The Orangeburg County Council had their third and final reading to rezone land on Camp Road to a residential farm village.
The new development will sit on 67.5 acres of land and is expected to have anywhere between 25 and 45 homes.
Patio lots, cottage lots and standard lots are in the early design stages for the community.
Those houses are expected to be between 1,200 and 1,800 square feet.
Stewart Haig is the Orangeburg County Community Development Director. Haig says Orangeburg is the perfect place for commuters.
“We have a lot of people that use Orangeburg as a commute location to either Charleston or Columbia plus we have industry growth here in Orangeburg County,” said Haig. “So I think you’ll see an increase in housing.”
Haig says Orangeburg is seeing a major shift from rural to urban.
“Our market is changing where before we were a very rural community because of the economy and because of job creation that we’ve seen not just here but both Upstate and down in the Low Country,” said Haig. You’re going to see a very vastly different Orangeburg County in the future.”
Preston McClun is the Orangeburg County planning director. He says housing in this area of the county is expected to boom as commercial growth continues.
“Because of all the commercial growth that you are starting to see I mean you are about to see a lot more commercial growth in that area,” said McClun. “I can think of 4 or 5 projects that are about to get developed that I cant really talk about right now but you are starting to see a lot of commercial growth and it’s just a good area for the city and I think a lot of people see that and want to move there.”
McClun says Orangeburg’s access to Lake Marion and major interstates play a big role in seeing increased development.
“Orangeburg particularly is seeing a lot of that growth because of our interstates and the lake,” said McClun. “So you’re going to start to see a lot of housing opportunities show up in Orangeburg.”
Amenities on this property are expected to include ponds, meadows, woods plus a walking and biking trail.
